I’m going to say something that sellers don’t always love hearing:

Overpricing your home rarely creates room to negotiate.

I understand the thinking.

People tell me:

“We’ll list high and see what happens.”
“There’s always room to come down.”
“The market is strong, someone might pay it.”

And every seller wants the same thing: to walk away with as much money as possible.

That makes sense.

But the reality is, overpricing often does the opposite.

Let’s talk about why.

Why Sellers Overprice in the First Place

Usually, it isn’t greed.

It’s one (or more) of these:

  • They need a certain amount to buy the next home
  • They spent money on updates and want it back
  • A neighbor sold for more last year
  • An online estimate suggested a higher number
  • Another agent promised a bigger sale price

Most of these come from good intentions.

The problem is that buyers don’t buy based on your goals.

They buy based on:

  • Competition
  • Perceived value
  • Condition
  • Current market expectations

What Happens When a Home Is Overpriced

Week 1–2: Lots of Attention, Little Action

Your home might get:

  • Online views
  • Saves
  • Curious buyers

But fewer showings than expected.

Because buyers compare.

And if a home feels expensive relative to similar options, many buyers simply move on.

Week 3–4: Buyers Start Asking Questions

After sitting for a while, buyers begin wondering:

“Why hasn’t this sold?”
“What’s wrong with it?”
“Will they need to reduce the price?”

Momentum starts slowing.


Weeks Later: Price Reductions Begin

This is where things often get frustrating.

Because price reductions:

  • Can weaken negotiating power
  • May create the perception that sellers are becoming desperate
  • Sometimes result in selling below where the home could have landed originally

The irony?

Many overpriced homes eventually sell for less than they may have if priced correctly from the start.


The First Few Weeks Matter More Than Most Sellers Realize

The biggest surge of buyer attention usually happens early.

New listings create curiosity.

That early window is valuable.

When pricing misses the mark, sellers often lose:

  • Momentum
  • Buyer urgency
  • Competitive tension

And those things are difficult to recreate later.

“But My Neighbor Sold for More…”

I hear this all the time.

The challenge is that your neighbor’s sale doesn’t tell the full story.

Things change:

  • Market conditions
  • Interest rates
  • Inventory levels
  • Buyer behavior

Even two similar homes in the same neighborhood can perform differently depending on timing and presentation.

Pricing Correctly Doesn’t Mean Pricing Low

This is important.

Strategic pricing is not underpricing.

The goal is to:

  • Position your home competitively
  • Generate strong interest
  • Create leverage

Sometimes that leads to multiple offers.

Sometimes it leads to faster timelines.

Often, it leads to stronger overall outcomes.

What Actually Helps Maximize Sale Price?

From what I see in Kitsap County, homes perform best when they combine:

✔ Strategic preparation
✔ Strong presentation
✔ Professional marketing

Not wishful pricing.

Not guessing.

Not testing the market.
